Terms & Conditions

1. Your booking will be confirmed when we have received the booking form duly completed and signed, accompanied by your deposit of 25% of the total cost of your holiday or £150/180€ (whichever is greater). The payment date for the final balance is strictly eight weeks prior to the first day of the let. However if the booking is made within eight weeks of departure the full payment must accompany the booking form. Cheques made payable to S. CRACKNELL.
2. An additional refundable key/damage deposit of £150/180€ is payable at the same time as the final balance to cover any repairs, breakage, extra cleaning, loss of keys or other costs resulting from your stay. This deposit will be banked and is normally returned to you by cheque at the address shown on the booking form within 21 days of the end of your holiday, and only after the villa has been checked by our housekeeper and the keys have been returned to the owner.
3. LOST KEYS : If one of more of the villa keys are lost, replacements can be obtained from the house manager at a charge of 25€ each or 50€ for a complete set. If both sets of villa keys are not returned to the owner then the security deposit will be retained.
4. Your booking covers the hire of the villa fully furnished and equipped for your stay including gas, electricity and broadband usage. Bedding, linen, bathroom & swimming towels and their associated laundering costs are also covered by the rental.
5. COT PACKAGE : Guests agree to accept full responsibility that these items are assembled correctly, are safe and ensure they are used responsibly. The owner accepts no liability for any accidents that may occur during their use.
6. Should you cancel your booking, or the booking is cancelled by us due to non-payment of the balance, then we shall be entitled to retain the following : More than 12 weeks before departure : The deposit paid - up to a maximum of £400.00/500,00€. Between 10 and 12 weeks before departure : The deposit paid – up to a maximum of £500.00/600,00€. Between 8 and 10 weeks before departure : The deposit paid – up to a maximum of £600.00/700.00€. 8 weeks or less before departure : 100% of rental paid. If we are subsequently able to re-book the property, then a further percentage may be refundable subject to an administration fee of £150.00/180,00€.
7. The villa is available for clients’ use from 15.30 hours on the day of arrival and must be vacated by 10.30 hours on the day of departure.
8. The Villa will be serviced between rentals.
9. Departing guests are responsible for leaving the kitchen in a clean and reasonable state, i.e. ensuring that the oven, hob, fridge/freezer, crockery, cutlery, pots, pans etc. are clean. Failure to do so could result in the owner being liable for extra cleaning costs and may affect the amount of your deposit returned.
10. Bed Linen, Bath, Swimming and Kitchen Towels will be changed on a weekly basis.
11. The TV Satellite channels are provided via a local service that has proven to be “fragile”, so we are unable to guarantee that they will be available during your stay.
12. The Internet service can be “fragile” so we are unable to guarantee the service will be available during your stay.
13. The El Cantaro” restaurant, swimming pool and pool bar are 300 meters from the villa. Any services provided by the pool management such as entry costs, the hire of deck chairs etc. are not included in the villa rental and must be paid for locally by our guests. The pool is open during the summer season - normally 1st May to the 30th September annually.
14. The rental includes a contribution for the laundry and cleaning costs.
15. The owners and housekeeper cannot be held responsible for any loss or injury sustained whilst you are renting the villa. Please take reasonable care, particularly with children.
16. For your own security it is your responsibility to ensure that the villa is locked each time you leave the villa as petty criminals are known to occasionally target this area.
17. If there are any problems with the villa during your stay, a call to the housekeeper will elicit the necessary help. Contact details can be found in the villa.
18. In the unlikely event of a complaint it is imperative that it is reported immediately to our housekeeper. If the complaint is serious it should be in writing to them, and confirmed to the owner on your return to the UK.
N.B. If you are staying on a long winter let and/or special terms and conditions have been negotiated then some of the above may not apply.
